Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Chimney Inspection in Dallas: What to Know First
DuraFlex chimney inspection in Dallas typically runs $189 – $539 depending on whether you need a Level 1 visual check or a Level 2 camera inspection, and most inspections are completed within two hours on-site. We work on DuraFlex liners in Dallas homes every week, and as an independent DuraFlex service provider, we’ll give you a written price before any inspection work starts. If you own a DuraFlex chimney liner and haven’t had it looked at in the last year, call (361) 264-4483 and we’ll walk you through what to expect before we send anyone out.
This page is for Dallas homeowners who already have a DuraFlex liner installed, or who’ve inherited one with a house purchase and want to know if it’s holding up. We’ll cover the failure modes we actually see in Dallas attics and flues, what an inspection looks like from start to finish, and what honest pricing should look like in the Dallas market.
How DuraFlex Products Fail – and How We Fix Them
- Sagging at the thimble connection on DuraFlex 316Ti liners. This is the single most common issue we find in Dallas homes built before 2010. The thimble, where the liner connects to the appliance, gets pulled out of round by thermal cycling over years of Dallas heat. The liner looks fine from the top, but a camera inspection shows a flattened oval where exhaust gases slow down and creosote collects. We fix this by rebuilding the thimble connection with a proper DuraFlex or equivalent stainless connector, not by clamping a patch over the flattened section.
- Pinhole corrosion on DuraFlex 304 rigid sections in gas flues. DuraFlex 304 is rated for gas, but Dallas’s summer humidity, combined with acidic condensate from high-efficiency gas appliances, creates small pinholes along the lower sections. You won’t see these from the roof. The camera catches them as tiny white spots that glow against the stainless. If we find less than 20% of the liner surface affected, we’ll recommend a spot repair or a HeatShield resurfacing as a stopgap. If it’s more, we’ll tell you plainly that a new liner is the only thing that makes sense.
- Damaged or missing rain caps on DuraFlex flexible liners. A surprising number of Dallas chimneys lose their rain cap to hailstorms and wind, and the owner never knows. Water runs down the inside of the liner, mixes with creosote, and forms a corrosive slurry that eats at the liner walls. During inspection, we check every component above the roofline, not just the liner itself. A missing $40 rain cap can shorten a liner’s life by a decade.
- Failed silicone seals where DuraFlex meets the masonry flue tile. Where a DuraFlex liner drops into an existing masonry chimney, the transition has to be sealed properly. We regularly see jobs where someone used hardware-store silicone instead of a high-temp sealant rated for flue gases. It hardens, cracks, and lets combustion gases leak into the chase. We inspect every transition point and replace failed seals with the right material.
- Improperly sized DuraFlex liners that never drafted well from day one. We can’t count how many Dallas homes have a liner that was undersized by the previous installer. The symptoms are predictable: smoke rollback when you open the stove door, unusual creosote patterns only on one side of the liner, or a fireplace that’s always been “a little smoky but okay.” A camera inspection with measurements at three points tells us whether the liner diameter matches the appliance’s requirements. If it doesn’t, no amount of sweeping will fix the draft problem.

Our DuraFlex Chimney Inspection Process
Every DuraFlex inspection in Dallas follows the same sequence, and you’ll know the price before we touch anything.
- 1
We talk first, before the visit. You’ll call and reach a live person, not a voicemail tree. We ask what appliance is connected to the DuraFlex liner, when it was installed, and what you’ve noticed, if anything. You get a written price range for the inspection before we schedule.
- 2
You know exactly who’s coming. The technician’s name and photo arrive before the appointment. When they step onto your property, they show a photo ID badge at the door. That’s the Threshold Standard, and it’s non-negotiable.
- 3
The inspection starts at the fireplace or appliance. We check the firebox, damper, smoke shelf, and the lower section of the DuraFlex liner. This is where most Dallas-specific damage happens, and where we spend the most time.
- 4
Then we go up top. Roof access lets us inspect the rain cap, the upper liner, the flashings, and the mortar crown. We want to see the whole system, not just what’s visible from inside.
- 5
Camera inspection of the full liner length. We run a purpose-built chimney camera from bottom to top, recording the whole run. You see the footage, not a summary. If there’s damage, you’ll see it on screen while we point it out.
- 6
You get a written report and a written price before any repair. The report says exactly what we found, in plain English, with photos. If a repair is needed, you get a written quote with a line-item breakdown. No work happens until you approve it. Every repair carries a written guarantee – if it fails within the coverage period, the second visit is free. That’s the 365-Day Done Right Promise.

AfterWhat DuraFlex Chimney Inspection Costs in Dallas
Here’s what Dallas homeowners can expect for DuraFlex-specific inspection work:
- Level 1 visual inspection: $189 – $249 when we’re already there for a sweep.
- Standalone Level 1 inspection: $229 – $289, depending on roof access and chimney height.
- Level 2 camera inspection of a DuraFlex liner: $389 – $539 for a single flue. This is the inspection you need when buying or selling a home, after a chimney fire, or if you’ve had draft problems.
- Real estate inspection for a DuraFlex-equipped home: $425 – $575, which includes the written report formatted for closing documents.
What moves the price? Roof pitch and accessibility in older Dallas neighborhoods like Lakewood or East Dallas, where steep roofs and multiple roof penetrations add time. Chimney height matters too – a three-story Victorian in Munger Place takes longer to set up than a single-story ranch in Casa View. Call (361) 264-4483 for an exact price. Estimates are free, and the written price you get is the price you’ll pay.
Why Dallas Homeowners Call Alcott Chimney Dallas for DuraFlex Work
We’ve been servicing chimneys in Dallas since 2002, and DuraFlex liners have been in our service rotation the entire time. Our technicians know the product line well enough to tell you whether a problem is a DuraFlex manufacturing issue, an installation error, or normal wear from a decade of North Texas summers. We carry professional trade materials, and when a DuraFlex liner needs attention, we repair it with the right stainless components, not box-store substitutes.
Every Dallas job comes with the same non-negotiable inclusions: a written price before work begins, a written guarantee on every repair, and the Threshold Standard on technician vetting. That means every tech is background-checked, identity-verified, uniformed, and announced by name and photo before arrival. If a DuraFlex liner is beyond saving, we install the correct replacement, and we also service HeatShield and Gelco products for Dallas homeowners who have those systems in place. We’re not here to sell you a new liner you don’t need. Ruben Castellano, who leads our Dallas crew, puts it this way: “Tell you what’s there, tell you what it costs, do the work – that’s the whole job.”
FAQs
No. An inspection by an independent chimney sweep does not void a DuraFlex warranty. In fact, routine inspection is part of being a responsible liner owner, and skipping it is how small problems become liner replacements. We inspect, document, and recommend repairs. The warranty decision stays with DuraFlex.
Most inspections are scheduled within 3 to 5 business days in Dallas. If you’re closing on a house or you’ve had a chimney fire, tell us when you call – we keep real estate inspection slots available every week because we know deadlines don’t bend. Call (361) 264-4483 and we’ll find a time that works.
With a DuraFlex liner, the two risks are creosote ignition and carbon monoxide leakage through failed seals or pinhole corrosion. Both are invisible without a camera. If you burn wood regularly, get a Level 2 inspection at least once every two years. If you only burn occasionally, once every three years is reasonable. The cost of the inspection is a fraction of what you’d pay to reline a chimney that’s rotted from the inside out.
When a specific DuraFlex component is the right fix, we use it. But we also use quality stainless components from other professional manufacturers when they do the job equally well, and we’ll tell you which is which on your written quote. The guarantee doesn’t change based on the brand of the part. What matters is that the part fits correctly and is rated for your appliance type.
