Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Damper Repair: The Dallas Owner’s Guide
Famco damper repair in Dallas typically runs between $185 and $420 installed, depending on whether we’re replacing the damper plate assembly, the control cable, or the full throat damper unit. We stock Famco-compatible damper components on our trucks, so most repairs are completed the same day we diagnose the problem. Most Dallas homeowners discover the issue when their damper won’t stay open, won’t close fully, or has a cable that’s snapped clean off its pulley.
Here’s the thing about Famco dampers: they’re well-built cast-iron or steel throat dampers, but they live in one of the harshest spots in your house. Dallas summers push 100 degrees into your attic and down onto that damper, then winter drops the temperature and the metal contracts. That heat-cold cycle, repeated across ten or fifteen Texas years, is what kills most Famco damper components before the firebox ever has a problem. Ruben Castellano has pulled enough of these out of Dallas chimneys to tell you the failure pattern is almost always the mechanical linkage first, not the cast frame itself.
Which Famco Models This Applies To
Famco makes several damper series, and the part you need depends on which one is in your chimney. The most common in Dallas homes are the Famco ND series (round throat dampers, usually 8-inch, 9-inch, or 10-inch) and the Famco 1000 series (rectangular cast-iron dampers for standard masonry fireboxes). A few newer Dallas builds use the Famco LD lock-top style, which mounts at the chimney crown rather than the throat.
How to identify yours: look at the damper frame inside your firebox. Famco stamps the model number on the frame lip, usually on the left side just inside the firebox opening. If the stamp has worn away, measure the throat opening width and depth, then match the damper plate dimensions. That’s the critical measurement. An 8-inch round Famco plate will not fit a 9-inch round frame, and a rectangular plate that’s off by half an inch in either direction will bind or leak smoke into the room. OEM Famco replacement plates run about 20 to 35 percent more than equivalent aftermarket cast-iron plates, but aftermarket fitment on Famco frames is inconsistent enough that we recommend OEM for plate replacements and aftermarket only for cable hardware. That’s the compatibility gotcha most people don’t learn until the new part doesn’t seat right.

Signs Your Famco Damper Is Failing
- The damper won’t stay open. The control cable has stretched or the pivot pin on the plate has seized with rust. In Dallas, we see this a lot in homes where the damper was left closed all summer with humidity creeping down from the attic.
- The damper won’t close fully, even with force. Creosote and soot have built up along the plate edge, or the frame has warped slightly from repeated heat cycling. Forcing it closed usually bends the plate and makes the repair twice as expensive.
- The cable or chain snapped when you tried to open or close it. This is the most common Famco failure we see in Dallas. The original galvanized cable corrodes at the pulley connection point after about 8 to 12 years. That spring in your hand is the cable remnant. Stop moving the handle until we’ve looked at it.
- Smoke backs into the room with the damper open. The plate has warped out of true and isn’t directing airflow properly. This isn’t always dangerous, but it will never get better on its own.
- You hear metal scraping when operating the handle. The plate is dragging against the frame, meaning one of the pivot lugs has worn or the plate has shifted slightly. That scraping is metal-on-metal contact slowly grinding the pivot point.
Any one of these is worth a call. Two or more together usually means the whole damper assembly is nearing the end, and a full replacement is cheaper than piecemeal repairs.

AfterReplacement Cost & What’s Included
For Dallas homes, here’s what you should expect to pay for Famco damper work:
| Repair Type | Typical Installed Range |
|---|---|
| Cable and handle replacement | $185 – $260 |
| Damper plate replacement (OEM Famco) | $240 – $350 |
| Full throat damper replacement | $320 – $420 installed |
The range depends on access. A one-story Dallas fireplace with a standard firebox takes less time than a second-floor unit where we’re working on a ladder or through a roof chase. Every Famco repair we do includes a written price before work starts, OEM or spec-matched parts, removal of the old assembly, and a written guarantee covering the repair for 365 days. If the repair fails within that year, the second visit is free. That’s the Alcott Done Right Promise, and it’s included on every Famco job, no exceptions and no fine print.
DIY or Call Us?
You can safely inspect a Famco damper yourself. Shine a flashlight up into the throat, look for visible rust on the plate edges, and gently work the handle while watching how the plate moves. That’s your diagnostic limit.
Where DIY goes wrong: the damper plate is a heavy cast-iron piece sitting directly above an open firebox. If it drops while you’re undoing the pivot pins, it can crush fingers or knock out teeth. The cable, when it snaps, whips with enough force to cut skin. Dampers are also part of your chimney’s pressure system, and a poorly seated plate sends carbon monoxide into your living room instead of up the flue. This is one repair where we tell Dallas homeowners plainly: the risk is a lot higher than the parts markup. Call (361) 264-4483 for a free estimate, and we’ll have the part matched and the repair done right the first visit.
FAQs
Most Famco dampers last 12 to 18 years in Dallas before the cable or pivot hardware fails. The cast-iron frame itself often survives 25 years or more, but the mechanical components give out first, usually from corrosion accelerated by Dallas’s hot, humid summers and fast temperature swings. If your home is older and the damper is original, you’re already past the average service window.
We repair Famco dampers whenever the frame is sound and the metal isn’t warped. Cable replacements, new handles, and even swapping a bent plate onto a good frame are all done regularly. Replacement is the call when the frame has cracked, warped beyond seating, or when the original parts cost so close to a full unit that patching it makes no sense. We’ll show you both numbers before you choose.
Most Famco damper repairs are completed in 60 to 90 minutes. That includes removing the old part, prepping the throat, installing the new component, and testing the full open-close range by hand and by feel for smooth operation. If the firebox needs additional cleaning before we can seat a new plate properly, that extends the visit by about 30 minutes.
Yes. Our trucks carry Famco-compatible damper plates in the most common Dallas sizes, along with hardware kits for most older ND and 1000 series units. If your model needs a specific size we don’t have on board, we order it and return within a few days. We also stock compatible hardware from DuraFlex and HeatShield for adjacent chimney repairs, so a second issue found during the damper job usually gets handled that same visit.
Alcott Chimney Dallas is an independent service provider and not affiliated with Famco. We install and service Famco products because they’re solid equipment, and we know their failure points better than a catalog description.
