Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Dallas Owner’s Guide
We stock and install Famco-compatible crown repair parts across Dallas, with most replacements running $340 – $620 installed depending on crown size and existing damage. Most Famco crown jobs are completed in a single visit, and we carry the common sizes on our trucks when we come out for the estimate. You usually discover this part has failed after a hard North Texas storm: water stains on the ceiling near the flue, crumbling mortar on top of the chimney, or a rust trail staining the brick below the crown.
The crown is that concrete or metal cap at the very top of your chimney, and on Famco systems it takes a beating from Dallas weather – blazing July heat, sudden freezes in January, hail that cracks surface hairline fractures wide open. Once water gets past it, it starts working into your flue and brick. That’s the repair we’re talking about here.
Which Famco Models This Applies To
Famco’s residential chimney crowns are most common on their multi-flue caps and manufactured chimney terminations, particularly the snap-lock and bolt-down models installed on homes built between the early 1990s and 2015. If you’ve got a Famco crown, you’ll usually find the part number stamped on the underside of the cap edge or on the interior base plate – look for a string starting with “FC” or a four-digit model code near one of the corners.
Here’s the compatibility detail most Dallas homeowners run into: Famco crowns are not universally interchangeable across model years. A crown from a 2005 installation won’t necessarily seat properly on a 2012 flue assembly even if the diameter matches, because Famco changed the bolt-hole spacing on several residential lines in 2008. We measure both the outside flue diameter and the center-to-center spacing on the mounting holes before ordering anything, because a crown that’s half an inch off will leak from day one no matter how well it’s sealed.
For OEM versus aftermarket: we stock genuine Famco crowns for warranty-sensitive installations and newer homes, and we also carry high-quality aftermarket equivalents from manufacturers who spec the same gauge metal and powder-coat finish. The aftermarket option typically saves $90 – $140 and performs identically when fitted correctly. We’ll tell you the price difference so you can decide with the facts in front of you.
Styles & brands we work with

Signs Your Famco Crown Repair Is Failing
- Water streaks or staining on brick below the crown line. This means the crown’s edge seal has failed and water is running down the exterior rather than shedding outward. The streak itself is rust or mineral deposits being pulled out of the mortar.
- Ceiling or attic water stains near the chimney chase. By the time moisture shows up indoors, it has already traveled through the crown, behind the brick, or down the flue chase. The crown is the first place we look.
- Crumbled mortar or cracked concrete at the chimney top. Freeze-thaw cycling in Dallas winters pushes cracks apart. What starts as a hairline fissure in November can be a quarter-inch channel by March.
- Visible rust on a metal Famco crown or mounting bolts. Metal crowns corrode where the factory coating gets scratched during installation or by hail. Once rust starts, it expands and loosens the seal.
- Pieces of the crown found in the yard or on the roof after storms. North Texas hail and straight-line winds can take chunks off a compromised crown. If you find debris, the crown is already beyond patching.

AfterReplacement Cost & What’s Included
In Dallas, a Famco crown replacement through Alcott Chimney runs $340 – $620 installed. The range depends on three things: crown size and material (metal versus concrete), whether the mounting base needs to be rebuilt, and whether we’re doing a like-for-like swap or upgrading to a crown with better drip-edge overhang.
Every quote is a written price before any work starts. That price includes the part, the labor, removal and disposal of the old crown, fresh sealing, and verification that water shears correctly off the new crown before we leave. No surprise line items on the invoice.
On the warranty side: every crown repair carries our written guarantee. If the repair fails within the coverage period, the second visit is free. That’s our 365-Day Done Right Promise, and it’s included on this job the same as any other.
DIY or Call Us?
What you can safely do is diagnose: get a pair of binoculars and look at the crown from the ground. Check for visible cracks, rust trails, or a crown that looks like it’s tilted. If you’re comfortable on a ladder, you can take clear photos from the roof edge without walking the roof itself. That photo is enough for us to give you a preliminary read over the phone.
What you shouldn’t do is attempt the repair yourself. Working at chimney height with sealants and metal parts, on a sloped roof, in Dallas heat, is where we see homeowners take falls that a harness and training would have prevented. There’s also the fitting precision involved – a crown that’s even slightly misaligned will leak at the first hard rain and you won’t know until water is inside your ceiling. If you’ve got a failing Famco crown, call us at (361) 264-4483 and we’ll get eyes on it.
FAQs
A properly installed Famco crown lasts 15 – 25 years in Dallas, but weather is the wildcard – homes that take direct hail exposure or south-facing afternoon sun often need crown attention at the 10-year mark. The freeze-thaw cycles and UV breakdown of the sealant are what age a crown faster than the metal itself.
Sometimes – if the crack is a single hairline in the sealant and the crown’s structure is intact, a crown repair with flex sealant and proper surface prep can extend life by several years. But once the crown is rusted through, cracked across the body, or lifting at the bolt line, replacement is cheaper than repeated repair attempts. We’ll tell you which category you’re in after inspecting it.
Most Famco crown replacements in Dallas take 2 – 3 hours from start to cleanup, including removal of the old crown, prep of the mounting surface, installation, and sealing. Larger multi-flue crowns or jobs that need base rebuilding can run longer, but it’s a one-day job in nearly every case.
Yes – our trucks carry the most common Famco crown sizes and mounting hardware so we can complete most jobs in one visit. For less common model years or multi-flue configurations, we order from our Dallas supplier network and schedule installation within a few days.
If your Famco crown is showing any of the signs above, call (361) 264-4483 for a straightforward assessment. We’ll tell you what’s there, tell you what it costs, and do the work – that’s the whole job.
